Tom Day - Selling a Distressed Inherited Home

Tom lives in Redmond, OR, and after his cousin passed away three hours away in Milwaukie, he was left with the responsibility of handling the estate. After first speaking with Tom, but before he was my client, I took it upon myself to drive by the property to assess the situation. What I found was unsettling—the back door had been kicked in, and the house had been completely ransacked. Fortunately, no one was squatting there. I immediately secured the home, changed the locks, and informed Tom.

To put it bluntly, the house was in extremely poor condition—so much so that I advised Tom to consider selling to a cash buyer and possibly bypassing my services and realtors altogether.

There was no chance it would pass inspection or qualify for a traditional home loan. Given the demand for distressed properties in the area, I brought in three cash buyers to assess the home. The highest offer we received was $225K.

In the end, Tom put his trust in me to maximize the property’s value. After extensive work, we secured a $340K all-cash offer—with no inspections. Since then, the home has been completely rebuilt and resold again at an even higher value.

Beyond the house, there were also four vehicles on the property. They all had market value, but with dead batteries, old fuel and very dirty, they needed work. I took care of everything—got them running, detailed, photographed, and listed them on multiple online platforms. I handled every inquiry, scheduled test drives, and even managed the title transfers.

This was a fantastic outcome for Tom, and I couldn’t have been happier with how everything turned out, as well as taking on the challenge of selling a distressed inherited home.
